Hayes is largely 1930s housing built for the factories, plus post-war estates. Clay-tiled hipped roofs at the age where ridges and hips need rebedding, and a large number of ageing flat-roofed extensions.
Hayes expanded around its factory work between the wars, and the housing built for it is remarkably consistent: 1930s semis and short terraces with hipped roofs in clay tile. Consistency is useful, because the problems arrive on the same schedule across a whole street. Right now that means mortar-bedded ridges and hips lifting, verge pointing crumbling on the gables, and tiles slipping where the nibs have finally given up. Post-war Yeading and parts of Hayes End are concrete tile, which weathers differently and tends to go porous and mossy rather than slipping. The other constant here is flat roofs. Extensions, garages and porches all went up with felt, and a great many are now on their second or third patch and want stripping properly.
